AAE EPC Improvement process

Many landlords and letting agents focus at the moment is on improving EPC ratings to rach a C. All About Energy’s process to help with this goes as follows:

Step 1 - Initial assessment. This is an assessment of the current scenario for the property on the day of the assessment, it can either be submitted as an EPC, or an Energy Report (ER). An Energy Report is the same as an EPC but it is not lodged to the central register, this is useful if you don’t want the EPC going to the central register until you’ve done the improvemment work, but in most cases you might as-well lodge an an EPC.

Step 2 - The EPC or ER has suggestions on it, in many cases the path to getting to a C is obvious (e.g. if it is 5 points short, and loft insulation gains you 6 points). In the cases where it is not clear, there might be various options that will gain the required points (a combination of some or all of loft insulation, wall insulation, solar panels, heating controls etc etc) so it will require a bit of discussion as to which measures are practical and preferable. We don’t aim to presribe what you should do, but explain the options spo that you can make an informed choice. This comes within the cost of an EPC.

Step 3 - Once you know the preferred measures we can produce a “modelling scenario” , this is essentially a clone of the initial assessment but with the disussed changes made, and submitted as an Energy Report. This means you have a document which illustrates a potential scenario if the proposed changes were made.

Step 4 - You carry out the plamnned improvement works.

Step 5 - We can return to re-assess the property for a new EPC.
